For those looking to invest their money, the property market is a lucrative option. Property is tangible and is arguably a stable and lower risk investment. These days with a wider choice of buy-to-let mortgages and more people seeing their home as an asset, rather than just a place to live in, getting your foot on to the Landlord ladder is not a difficult prospect.

Research by Savills shows that in the last 5 years landlords earned an astonishing £177 billion just from the increase in value of their property investments. This growth in the size of the rental market is down to a number of things but is mainly propelled by the fact that there is simply not enough housing to satisfy increasing demands.

Last year alone the total value of privately rented housing in the UK was valued at around £1,159 billion, an increase of over £800 billion since 2002; and this number is only going up. One area of the market which is fast gaining popularity is Social Housing. Over the past few years its value has increased by 20%; as more and more Landlords seek to make socially conscious investments.

Although interest in Social Housing is increasing there are still stigmas attached to tenants on housing benefits; the Guardian newspaper has listed seven reasons why landlords won't let to tenants on benefits.

At Orchard & Shipman we specialise in outsourcing housing for our Local Authority Partners across the country. We offer our clients all the guidance they need to enter the rental market and a range of benefits which take the hassle out of being a social housing Landlord.

If you’re thinking of joining ranks with the 1.4 million people who rent out properties as a supplementary or in some cases a main income- then make sure you’re prepared.

According to the Office of National Statistics, the average buy-to-let investor in the UK currently has a property portfolio worth just over £650,000; however only 18% of those investors did ‘a lot’ of research before entering into the buy to let market.

In fact fewer than half of buy-to-let investors fully understood what they were doing when they entered into the buy-to-let market. Even more remarkably, less than one in ten (7%) did any of the following: sought advice from experienced investors; consulted lawyers or accountants or consulted a book written by an expert.

Becoming a landlord requires the satisfaction of a number of duties and it’s important to keep up to date with changing legislation so that you are letting out your property in a suitable manner.

A report by the Chartered Institute of Housing shows that a third of private rented housing, much of it supplied by buy-to-let landlords, fails to meet even the "decent homes standard". This standard is a benchmark for basic living such as a fully functioning kitchen and bathroom.

At Orchard & Shipman our experienced teams can work with you to explore the income potential of your local property market. We can help guide you through all of the requirements of being a landlord- from getting your property ready for tenants, management of the property once let, through to the most suitable legal and financial products.

Statistics from Platinum Property Partners The UKs trillion pound buy-to-let gamble, May 2014.

According to recent articles in the press a chronic shortage of affordable homes has increased the number of families living in temporary housing.

In the first quarter of this year 58,590 households in England were in temporary accommodation waiting for permanent housing, compared with 55,300 in the same quarter in 2013. This situation is not ideal but it’s a last resort for Councils if there are no vacant solutions for private accommodation.

In order to help alleviate this issue, we urgently need more Landlords to let their properties to people in receipt of housing benefit.

Roger Harding, head of policy, research and public affairs at Shelter says. "It's often job loss or an illness that tip families into needing housing benefit for short periods to help get themselves back on their feet. Without a stable place to live, that is almost impossible."

Contrary to popular misconceptions, tenants on benefits often prove to be more reliable long-term and look after the property. They need to make it work because they haven't alternative options and therefore can’t risk eviction.

At Orchard & Shipman we work with local authorities and central government to provide social housing solutions. We currently have a nationwide portfolio of over 3,500 properties and offer a very compelling proposition to today’s socially aware landlords:

According to recent research conducted by Citylets, the Glasgow property market continues to thrive. Rental incomes continue to rise, with the most dramatic increase being for larger properties.

As Social Housing waiting lists in the UK continue to grow, more and more people are being forced into private rented housing instead. This is leaving thousands of families and vulnerable households without a suitable home.

According to Government Social Housing statistics, there are more than 1.8 million households waiting for a social home – an increase of 81% since 1997. Shelter’s analysis of the English housing survey 2010/11 suggested that two thirds of those on the waiting list have been waiting for more than a year.
The shortage in supply of Social Housing simply stems from one cause; inadequate quantity of purpose built property over the past few decades. Additionally, whilst we have witnessed a lack of supply in housing, the demand has also risen. As a result, waiting lists for social housing continue to grow – forcing more and more people to move into private rented accommodation.
This presents excellent mid - long term opportunities for private investors to help meet this high demand with good quality, professionally managed properties.
At Orchard & Shipman, our nationwide social housing company offers a very compelling proposition to today’s socially aware Property Investors; ensuring high rental incomes, multiple lease options and a host of additional services to ensure maximum yields and expert portfolio management.

Real estate investing is one of the best ways to build wealth, but it is often approached in ways that result in lower than average rental incomes, unforeseen expenses, uncertainties relating to regular payments, and the risks and expense associated with void periods.

The good news is, an annual rental income from a property that is now putting money in your pocket, rather than taking it out of your pocket, becomes an asset rather than a liability, and most Landlords are happy with that.

However, today’s Ultra-Savvy Landlords, are looking for more than that. They want higher than average annual rental incomes, with minimal expenses, reduced risks and long term lease periods without the uncertainty of void periods; allowing them to truly profit from their assets and build the wealth they set out to.

Too much to ask?  The social housing market is currently delivering just that!

It’s easy to assume that letting your property to tenants in receipt of housing benefit should be avoided like the plague. Surely no Landlord in their right mind would put themselves at risk of payments made in arrears, property damage and complex claims procedures, not to mention upsetting the neighbours? That is, unless there is a solution to all of these things…

At Orchard and Shipman, our nationwide property services company has a proposition that is satisfying more and more of today’s ‘Ultra-savvy’ Landlords and Investors by ensuring high rental incomes, guaranteed rent without voids, long term lease periods of up to 5 years and no hidden costs.

Working with our Local Authority partners and central government to provide social housing solutions, we are also offering generous cash incentives to private Landlords who make their properties available to Let for people in receipt of housing benefits.

Orchard and Shipman’s nationwide portfolio of over 4,500 Landlords and Investors profit from monthly rental incomes that compete favourably with the annual average achieved through Orchard and Shipman’s competitors.

We are experiencing our share of good times at the moment as we enjoy the pleasure and pride which comes from winning an award as well as celebrating our expansion into a new city. All in all, it’s been a good few months for us here at Orchard and Shipman.

To begin with, we were thrilled to win ‘The Sunday Times Lettings Agency of the Year Award’ for Innovation in recognition of our fantastic Letfirst model. This is our second Innovation award in a year, having received an innovation award from the Chartered Institute of Housing last year.  We are so pleased that Letfirst is receiving so much positive recognition.

The Letfirst model allows us to offer a service which guarantees rent to landlords whilst also making private lets available for tenants without the need for a deposit or rent in advance. This is a huge step forward in the world of letting, as conventional models require a deposit and rent in advance.

Letfirst has been in business for just over three years now and so far we have managed to provide homes for over 1,000 tenants in Edinburgh alone and are continuing to attract new landlords every day so we are confident that this number will keep on growing.

We have had a great response from both landlords and tenants to Letfirst. We believe, it is important to cater to both landlords and tenants and the  ability to guarantee a landlords rent on top of a professional property management service, whilst also giving a tenant relief from having to find a large sum of cash to secure a let in the first place  has created a real buzz in Edinburgh.

Such has been the success in Edinburgh that we are now excited to have opened our second branch in Glasgow.   Glasgow’s private rented market is growing at a pace so we expect Letfirst to be a welcome addition to the lettings market for both landlords and tenants. Hopefully this time next year, there will be a third award with Glasgow’s name on it!
