As owner-occupation continues to decline in the UK, the
population is turning to a certain group of people who help fill the gaps in
the housing shortage.
The buy to let market over the years has become an increasingly lucrative option for those seeking to put their money into a relatively stable investment. There are now an estimated 1.4 million Landlords in the UK and they own almost one in every five homes.
But how much do you know about the average landlord? Our infographic below explores the State of
Residential Investment Landlords. From profiling their current assets, to the
journey of their tenants through their rental cycle.

Second probably only to healthcare, the housing market is one of the biggest issues on the cards this election. The situation is so bleak that between 2001 and-2012 the number of owner occupied homes increased by only 30,530. However, during the same period the number of homes being occupied through local authorities, housing associations, other public sector organisations and private lets increased by a whopping 15,866%!
Getting on to the property ladder is now but a dream for some but renting isn't a sweeter reality. Rents in just the three months leading up to February this year increased by 9.2%; with stats like these it would be brash to deny that Britain's housing is in crisis. An increasing number of people are unable to afford adequate homes and 'Generation Rent' is only getting larger, so what are the main political parties promising to do to tackle the situation?
We summarise the main elements of their housing manifestos in the infographic below.

At Orchard & Shipman we understand the pressures of being a landlord. We know that the biggest fear is having an empty property that can result in cash flow problems and impact on your other properties or your personal life. That’s why we developed our Guaranteed Rent offering to provide peace of mind against either a void period with no tenants or a tenant who doesn't pay their rent.

So, how does guaranteed rent work? It's quite simple! You receive payment on the same day each month, even if a tenant fails to pay their rent. So gone is the need to worry about whether or not you receive your rental payments each month.
The latest statistics show that in the first two months of this year 13.7% of all property rent was in arrears. As of February the monthly figure has increased, and it's now estimated that 7.6% of all rent is in arrears. This is even higher than the annual figure.
There are a number of advantages to our guaranteed rent service. As well as removing the anxiety and worry about whether a tenant will pay, you will not experience a sudden reduction in income even if the property becomes empty, because we will cover any void periods whilst we find another suitable tenant. You can feel confident that your rental income will not fluctuate.
Our approach to providing rent guarantee is proving to be increasingly popular with Landlords who want a trusted property partner. This is testament to our growth, as we now manage thousands of properties across the UK.

For those looking to invest their money, the property market is a lucrative option. Property is tangible and is arguably a stable and lower risk investment. These days with a wider choice of buy-to-let mortgages and more people seeing their home as an asset, rather than just a place to live in, getting your foot on to the Landlord ladder is not a difficult prospect.
Research by Savills shows that in the last 5 years landlords earned an astonishing £177 billion just from the increase in value of their property investments. This growth in the size of the rental market is down to a number of things but is mainly propelled by the fact that there is simply not enough housing to satisfy increasing demands.
Last year alone the total value of privately rented housing in the UK was valued at around £1,159 billion, an increase of over £800 billion since 2002; and this number is only going up. One area of the market which is fast gaining popularity is Social Housing. Over the past few years its value has increased by 20%; as more and more Landlords seek to make socially conscious investments.
Although interest in Social Housing is increasing there are still stigmas attached to tenants on housing benefits; the Guardian newspaper has listed seven reasons why landlords won't let to tenants on benefits.
At Orchard & Shipman we specialise in outsourcing housing for our Local Authority Partners across the country. We offer our clients all the guidance they need to enter the rental market and a range of benefits which take the hassle out of being a social housing Landlord.

If you’re thinking of joining ranks with the 1.4 million people who rent out properties as a supplementary or in some cases a main income- then make sure you’re prepared.

According to the Office of National Statistics, the average buy-to-let investor in the UK currently has a property portfolio worth just over £650,000; however only 18% of those investors did ‘a lot’ of research before entering into the buy to let market.
In fact fewer than half of buy-to-let investors fully understood what they were doing when they entered into the buy-to-let market. Even more remarkably, less than one in ten (7%) did any of the following: sought advice from experienced investors; consulted lawyers or accountants or consulted a book written by an expert.
Becoming a landlord requires the satisfaction of a number of duties and it’s important to keep up to date with changing legislation so that you are letting out your property in a suitable manner.
A report by the Chartered Institute of Housing shows that a third of private rented housing, much of it supplied by buy-to-let landlords, fails to meet even the "decent homes standard". This standard is a benchmark for basic living such as a fully functioning kitchen and bathroom.
At Orchard & Shipman our experienced teams can work with you to explore the income potential of your local property market. We can help guide you through all of the requirements of being a landlord- from getting your property ready for tenants, management of the property once let, through to the most suitable legal and financial products.

According to recent articles in the press a chronic shortage of affordable homes has increased the number of families living in temporary housing.
In order to help alleviate this issue, we urgently need more Landlords to let their properties to people in receipt of housing benefit.
Roger Harding, head of policy, research and public affairs at Shelter says. "It's often job loss or an illness that tip families into needing housing benefit for short periods to help get themselves back on their feet. Without a stable place to live, that is almost impossible."
Contrary to popular misconceptions, tenants on benefits often prove to be more reliable long-term and look after the property. They need to make it work because they haven't alternative options and therefore can’t risk eviction.
At Orchard & Shipman we work with local authorities and central government to provide social housing solutions. We currently have a nationwide portfolio of over 3,500 properties and offer a very compelling proposition to today’s socially aware landlords:
- High rental incomes
- Long term leases of up to 5 years
- Guaranteed rent without voids
- A fully managed service
- Protection against tenant damage
- No arrears
- No legal fees
- No hidden costs
- No hassle

According to recent research conducted by Citylets, the Glasgow property market continues to thrive. Rental incomes continue to rise, with the most dramatic increase being for larger properties.

As Social Housing waiting lists in the UK continue to grow, more and more people are being forced into private rented housing instead. This is leaving thousands of families and vulnerable households without a suitable home.

According to Government Social Housing statistics, there are more than 1.8 million households waiting for a social home – an increase of 81% since 1997. Shelter’s analysis of the English housing survey 2010/11 suggested that two thirds of those on the waiting list have been waiting for more than a year.
The shortage in supply of Social Housing simply stems from one cause; inadequate quantity of purpose built property over the past few decades. Additionally, whilst we have witnessed a lack of supply in housing, the demand has also risen. As a result, waiting lists for social housing continue to grow – forcing more and more people to move into private rented accommodation.
This presents excellent mid - long term opportunities for private investors to help meet this high demand with good quality, professionally managed properties.
At Orchard & Shipman, our nationwide social housing company offers a very compelling proposition to today’s socially aware Property Investors; ensuring high rental incomes, multiple lease options and a host of additional services to ensure maximum yields and expert portfolio management.
Working with Local Authorities and central government to provide social housing solutions, Orchard & Shipman offer their expert local knowledge in helping to source investment properties, full rental market assessments, project management, and financial and legal services.
Our nationwide portfolio of over 4,500 Landlords and Property Investors profit from monthly rental incomes that compete favourably with the annual average achieved through our competitors.
Investor Landlords can also benefit from cash rewards, minimal risks, minimal expenses, and no hidden costs.
Our current proposition to Investor Landlords includes:
- Yield maximising strategies
- Multiple lease options
- Rental market assessments
- Expert local knowledge
- Guaranteed rent with no voids
- Local rental market trends
- Project management
- Financial & legal service
- Portfolio management
- Protection against tenant damage
